Ralphs Grocery Company
needed a distribution center to service their Northern California stores
as a result of the Ralphs/Food 4 Less merger. Tom Gast of Ralphs
called upon CB Richard Ellis for assistance in locating a 600,000 s.f. 38' high clear building. Through his broad base of listings,
David Norrie of CB Richard Ellis found a perfect fit with two 315,00 s.f.
opposing buildings in Stockton, California.

With no time to lose, Ralphs negotiated a design build
contract with Clarion to retrofit one of the buildings with 100,000 s.f.
of -10 F Freezer and 215,000 s.f. of various temperature
coolers. Clarion also constructed a new 5,000 s.f. multi-story
Machine Room, a 13,000 s.f. Connecting Dock-Battery Charging Room, and
12,000 s.f. of Welfare areas and offices.

The contract was awarded in August, 1999 with permits
received in September and full occupancy by March 31, 2000. During
the final walk through, Tom Gast of Ralphs commented, "I really
appreciate the attention to detail and quality of workmanship Clarion
provided to the project, they did a great job."

This project features "Dow" HI-40 under floor
insulation, "Metl-Span" wall and ceiling panels, Rytec Doors,
and an 1875 HP ammonia refrigeration plant.
