Clarion is proud to showcase this incredible transformation. What started as a rundown, rail-accessible building is now the future home of Capital Foods. Reimagined with purpose and built for the next chapter.

The offices were completely gutted and rebuilt with a modern TI layout. The warehouse was fully insulated and converted into a conditioned space designed for mixed goods. Concrete was removed and sloped to install new floor drains for a fully washable process room.

Outside, the building received a complete facelift: fresh paint, new landscaping, a dedicated break area, upgraded parking lot with asphalt and striping, new lighting, new exterior doors and hardware, and even a fully restored rail car system.

We couldn’t be more pleased with how this project came together. Thank you to John and the entire Capital Foods team for trusting Clarion to turn vision into reality.

Clarion played a crucial role in a large - scale project driven by our customer’s ambitious vision and a tight timeline. Our contribution was integral to the success of the endeavor.

We constructed a spacious 46,000 sq. ft. clean room using insulated metal panels, ensuring a fully cleanable surface with a smooth finish. To enhance attic serviceability during production, Clarion designed a walkable panel ceiling. Additionally, we were entrusted with building a state-of-the-art cooler/freezer combo within a functional lab. This featured 100% redundant refrigeration equipment and seamless BMS integration across all aspects of the units.

What is underfloor heat and why is it required in a freezer?

When Clarion builds a freezer, it’s going to require underfloor heat. No exceptions. We are protecting the client's investment. So you may ask, what is underfloor heat and why is it required in a freezer?

It’s a method of warming the soil under a newly constructed freezer floor paired with floor insulation and a vapor barrier. The goal is to keep the water table from freezing in the soil.

Though it comes in many forms, our underfloor insulation installers have two simple methods:

Under 3,000 sq ft: Self-regulating heat tape laid every 4 feet on center in PVC conduit. It’s safe, simple, and maintenance free.
Over 3,000 sq ft: A closed loop glycol underfloor heat system. Ridged hoses laid every 4 feet OC in long loops. All hoses are tied back to manifolds to result in equal flow for every loop. This consists of an electric water heater, flow wheels, and temperature sensors. It's a very simple, low maintenance system.

If you are looking to save electrical, you can capture the wasted heat off the refrigeration equipment, run it to the heat exchanger and warm the glycol fluid.

If you do not install this system, you can potentially freeze the soil, causing expansion and heaving in the concrete slab. We have seen slabs rise up to 14” in some cases. This caused major slab and structure failure.

Covid created its own challenges in the middle of this project, and because this was an essential job, we needed to finish for the future of the community. Clarion performed the cold storage package for CEG Construction to bring to life a state of the art multiple tenant facility. 20,300 sq. ft. of insulated panel rooms from 10 foot to 32 foot high, that feature a 6 position cold dock, freezer rooms, cooler rooms, and food processing rooms. Using polystyrene insulated panels, we were able to get within the client budget and provide a quality install. Incorporating Jamison insulated sliding doors ensured a quality seal and beautiful fit and finish, featuring Custom Cooler man doors with stainless steel jams. With multiple ceiling heights, this job posed a nice challenge for Clarion, but resulted in a beautiful facility with a very satisfied customer.

Clarion Construction is proud to have worked as a subcontractor to Oltmans Construction Company, the general contractor on this prestigious project.

The entire building features a Fricks specialty floor. Here the west dock offers an abundance of work area.

The south portion of the west dock has a catwalk to keep pedestrians away from the forklift traffic. This area also features “Knock Out” doors at each of the loading positions. Another nice feature is the pallet storage directly under the catwalk at each loading position.

Frazier racks are standard throughout the over 700,000 sq. ft. of cold areas.

HCR double and triple air doors are fitted to the various freezer rooms.

All high traffic areas have 4 foot or 6 foot reinforced concrete curbs. The facility has sanitary finishes throughout.

A state of the art ammonia refrigeration system provides the cold for all of the freezers, coolers and dock areas.

Cleanly situated and insulated vessels store the ammonia for the refrigeration compressors.

24 penthouses enclose the multitude of coils required for the refrigeration system. TPO roofing over Dow insulation covers the entire facility.

Clarion converted an existing ambient tilt building into a temperature controlled beer distribution center. Clarion consumed 120,000 sq. ft. for the conditioned warehouse and 14,000 sq. ft. of box in box keg storage. Clarion partnered with Hill Phoenix, Heat Craft/Bohn Refrigeration to install rooftop mounted Freon equipment paired with an Einstein Central Controller. Clarion installed the Metl-span panels and Jamison man doors with Albany high-speed roll-up doors for fast-paced operation. The project included a 2000-amp service upgrade and new LED lighting for Title 24 compliance. The project was completed on time in an operating facility. The coordination challenges were worth the end project and resulted in a very satisfied client.

Clarion successfully converted a 1,366 sq. ft. warehouse space into a Biomedical Cooler/Freezer. Using Metl-Span insulated panels, Clarion built a 772 sq. ft. +36F Vestibule and a 594 sq. ft. -13F Freezer.

Clarion provided dual 100% redundant refrigeration systems for both the freezer and cooler. With safety in mind, Clarion installed a fully functional refrigerant leak detection system. The new cooler and freezer included Jamison Frigo BMP heated high speed doors with a custom sight sound safety system. Custom glass deli-type freezer doors with door heat and anti-fog features were installed for easy product picking along with custom shelving. For access control and monitoring, Clarion installed a custom door interlocks control system with state of the art alarm lights, horns and a programmable controller. All refrigeration and doors are capable of communicating to the BMS computer monitoring system, a critical feature for temperature sensitive product. All LED lighting and equipment were installed for a Title 24 compliant system. The freezer was installed with electric underfloor heat and galvanized racking. This project was challenged by space restriction and scheduling. Clarion was able to complete the project ahead of schedule and ready for the validation process.

In the middle of a pandemic, our customer needed an extensive project to come to life quickly. With approx. 7,000 sq. ft. of cold dock, cooler, and freezer, Clarion was challenged with a highly temperature sensitive product and small cube space. Clarion worked with Century Equipment to provide 100% redundant systems utilizing the most advanced KE2 Environmental controller to interface with the Johnson controlled building management system. With all cold rooms being plus or minus 2 degrees, The Metl-span insulated boxes were built with tight tolerances. Jamison Man doors were selected for the perfect seal. The HCR/Rytec combo made a perfect fit at the freezer to eliminate frost and minimize temperature fluctuation. All the refrigeration equipment, doors, and Freon leak detection were monitored by the BMS system, for maximum reassurance for the customer. Clarion is glad to report another beautiful workhorse was created for a great customer, and we appreciate all the efforts that were involved in completing this project within the schedule required.

Florexpo, a major grower and distributor of fresh cut flowers throughout the United States, recently awarded Clarion a contract to construct the interior improvements of their new corporate facility.

The project included 27,000 sq. ft. of Flower Storage and Production Coolers, related support offices, and testing rooms. Tom O’Donnell of Florexpo, had toured a completed Clarion project and was impressed with the quality of the workmanship. As a result, he requested a proposal from Clarion for Florexpo’s new construction and after a final analysis, Clarion was chosen for the project.

The project utilized Factory Mutual approved Metl-Span panels and Jamison Doors. In this photo of the Main Storage Cooler, one can see the sanitary finishes throughout and the expert craftsmanship provided by the Clarion field crews. A closer look reveals the misting systems installed just ahead of the coils.

The warehouse offices and testing rooms were constructed with panels to match the coolers and will provide years of durable service.

Gold Star Foods contracted Clarion for an expansion just north of Sacramento. Partnering with

Subzero and Mycom Refrigeration, we created a state of the art, central Freon engine room to temperature control the 54,000 sq. ft. freezer, 17,000 sq. ft. cooler, and 24,000 sq. ft. cool dock. Clarion used all Rytec high speed doors, and Jamison man doors to combine safety and reliability.

All Metl-Span wall and ceiling panels combined with new LED lighting, made for a bright white working area for the employees. The freezer floor used Title 24 required 7 inch thick Dow Freezermate and vapor barrier. To create a reliable heat source, Clarion used Onyx hosing and Watts Radiant self-contained glycol warming panel.

Overall, Gold Star got a workhorse industrial cold storage facility and 7,000 sq. ft. tenant improvement area. Equipped with new offices, warehouse, restrooms, and locker rooms. A great project with a great industry partner.

When our customer needed a blast freezer in their Irvine, California facility, they turned to Clarion Construction for a turn-key solution. Clarion was required to get creative constructing in a limited space within an operating facility. Clarion fabricated a 1,350 sq. ft. steel structure, supporting the refrigeration equipment, panel ceiling, and dry fire sprinkler system. Structurally, the project required footings, concrete sub-slab, underfloor heating, and 6 inch concrete top slab. All Weather Insulated Panels were used to create the box in box type construction. The -20F blast chiller required a 17 foot high box with a false ceiling for proper air flow through the product. Clarion turned to Mechanics Refrigeration for a state of the art Century Equipment System. All Jamison stainless steel man doors and sliding doors were installed, and 24 inch tall concrete curbs were used in the interior and exterior to protect the walls. Clarion was proud to finish this project on time and under budget.

Clarion was able to convert an existing open-air dock into a 1,400 sq. ft. cold space. By fabricating a custom, galvanized-steel structure, and pairing with Metl-span exterior wall and roof panel system, Clarion was able to gain a large space in a small working area. Clarion partnered with Source Refrigeration to install all process room grade refrigeration equipment. The new dock required a dry overhead fire sprinkler system with a dry air compressor. Clarion formed and poured a 21 sq. ft. ice melting pit with a circulating glycol under floor-warming system, and added all up to date LED lighting and energy efficient equipment.

As required by the Los Angeles City Building Department, Clarion installed a self-contained biofiltration planter. The concept is for all the rooftop water to pour into this collection pit. With vapor barrier block walls and multiple layers of rock/sediment, this filters all polluted rain that would be running to the ocean.

Clarion Construction, Inc. was chosen by the Union Ice Company to build their newest facility in Vernon, California. The facility has a 49,059 sq. ft. footprint and includes ice manufacturing, ice drying, ice packaging, and cold storage rooms.

The ice drying room adds the final touch to the cubes before they are deposited into the rake bins.

The south rake bin, with ice 8 feet deep, pulls the ice over to the screw conveyor

Left and right, the two rake bins store ice for the screw conveyor which moves the ice to the packaging area for bagging and eventual storage before it is distributed for sale.

The packaging lines place the finished product in clear packaging for distribution to retailers.

The main corridor utilizes Edey electric, sliding doors to maintain consistent temperatures in both the freezers and the coolers; the blue Rytec door leads to the exterior.

Seventeen years after building their Anaheim facility, Veg-Fresh called Clarion when they needed quality and affordability, and Clarion was there to make the project a reality. Clarion converted a new tilt building into a 130,000 sq. ft. storage/processing facility. With 11 rooms set at multiple temperatures and humidity variations, Clarion partnered with Subzero, Keep Right, and Gutner Refrigeration to provide energy efficient rooftop mounted Freon package units. The 30,000 sq. ft. process/repack room required 12 forklift rated floor drains with a new concrete floor sloped to eliminate standing water. All walls and ceiling used DPS polystyrene panels for a clean finish. The 28-position cold dock required new continuous concrete pits and Kelly vertical lift levelers for easy cleanup. A new lunchroom, bathrooms, dock shipping/receiving offices, and QA Lab were added to make Veg-Fresh a complete state of the art facility. Robinson located their new home, an existing 107,500 sq. ft. tilt-up building, Clarion and its team started the process to develop a facility they could use to serve as both a showcase for prospective clients as well as maximizing their operation to service their existing clients.

C.H. Robinson’s needs were specific and required some outside of the box thinking. Facility highlights are: 45,227 sq. ft. of cold storage and re-pack areas, 11,567 sq. ft. existing office remodel, new break room, dressing rooms, locker areas, and restroom facility, including QC lab. This location was made more challenging due to the fact that there was no sewer located at the rear of the building and this required the use of a sewer lift station. This allowed the client to

maximize space and suit their specific needs.
